Initial Meeting & Consultation The first step toward your new home is meeting with Karl to discuss your ideas. You will need to consider your needs for now and in the future when planning your home. Determine your budget and consult with your bank or lending institution.
Plans & Estimates Karl can advise which Maxa home is best suited to your lifestyle, budge t and your block of land. This is a free, no obligation quote and includes any additional options added to the plan. For custom designs and renovations, Karl can develop a floor plan and sketch in consultation with you.
Working Drawings The next step is to develop the working drawing for the design so your home can be quoted accurately. To confirm the costs of your new home we need to commission soil tests and engineering to confirm footings and structural design. At this stage a deposit of $1000 is payable to enable the preparation of your working plans. This is non-refundable, but will form part of your contract total. At Maxa we do not operate on a square meter rate, but rather obtain quotes from trades and suppliers for each project. This ensures our clients receive up-to-date, competitive pricing at all times.
New Home Proposal A firm price for your new home is now presented based on the working drawings. On acceptance, a Master Builders Contract will be signed and the balance of the deposit paid. At this stage you will need to finalise your finance. If you are taking out a loan, an approval to commence constructions will be required form your bank. If you are paying by cash, a security account will be organised by your bank or lending instiutuion.
Specifications At this stage, we will work through colour and finishes for your new home. You will make selections for your new kitchen, bathrooms and flooring. We will guide you through this process and liaise with local suppliers. It’s important to make these decisions before construction begins as changes can delay trades and completion times
The Building Process Maxa will now proceed with Council approvals, building approvals and insurances and levies required to build your home. We will begin construction within 14 days of Council approvals. We will keep you updated each week on the progress of your home. As the house is built you will be invited to make site visits with Karl. It’s important you don’t enter the site without Karl or a Maxa representative as stipulated by our Health & Safety Regulations
Completion On the completion of your new home, you will meet with Karl for a ‘walk-through’. He will demonstrate the various features of your home and present the appliance warranties and a Certificate of Practical Completion. When you take possession of your new home, you will need to organise home and contents insurance. Maxa homes have a 6 month defect period and a 61/2 year structural warranty for your piece of mind.
